Right now it kind of feels like two different markets.
There are still homes that come on the market, look great, are priced right, and they go fast. Those are the ones where buyers don’t really have much room to negotiate. Sometimes they’re getting multiple offers, at or close to list price, and the seller isn’t having to give up much, if anything, when it comes to credits or price reductions.
Then there are the homes that don’t get activity right away. The ones that have few showings, no offers and end up with price reductions.
And that’s where I’m seeing the different markets.
The longer a house sits, the more opportunity there is for a buyer. I’m seeing buyers come in well under asking, ask for credits, and quite frankly, run the show. In some cases, they’re getting really good deals simply because the house didn’t hit the market the right way from the beginning.
And it’s happening all over Broward County.
So it’s not a bad time for a buyer to buy or a seller to sell.
As a seller, it’s really about how you position and market your house. Do it right and this is the market for you.
As a buyer, depending on what you want, the house you're looking for can pop up anytime OR if you’re looking for a good deal, there are houses out there waiting (sometimes desperately waiting) for you to make any offer. Play your cards right and this is the market for you.
