Q1 Update

At the start of the year, if I'm being honest, January made me a little nervous. It felt slower than expected, and it had me wondering if the market was going to continue to soften.

But then February picked up, and March was even stronger. There was more activity and most importantly, more homes actually selling...even the ones that have been sitting for a year were finally moving (just at around 10% less than the last list price). 

What I’m seeing now is that the right homes are still moving, and in some cases, getting multiple offers. Not everything is selling, though. It really comes down to a combination of price, condition, and location. When those three line up, watch out Buyers...be ready to compete.

For sellers, we are still in a good selling window. Buyers are out there, and things don’t look like they’re slowing down in the near future. Strategy REALLY matters right now though so keep in mind pricing and presentation separates the homes that sell quickly from the ones that sit.

For buyers, when the right house comes up for sale, you’re not the only one looking for that opportunity so be prepared and ready to move. AND if a home has been sitting, there's a really good opportunity to get a good deal.

Overall, Broward County is still growing. There’s ongoing development, new restaurants opening, and continued demand to be here, which supports the bigger picture for buyers and sellers.
