January was a little slower than past years, and homes are still selling. What’s really interesting isn’t just how much is selling… it’s what is selling — and I’m not just talking Fort Lauderdale, but across Broward County.

Every home needs the right balance — and the two biggest “dials” right now are price and condition.
If a home is turnkey and priced realistically, it’s moving.
If a home is overpriced, it doesn’t matter how nice it is — it tends to sit.
And if a home needs work, the price has to reflect that, or buyers move on.
In this market, getting the balance right from the start matters more than ever.
The homes that nail it are the ones getting traction. The ones that don’t usually end up chasing the market.
