How buyers Decide with Homes Make the Short List

February 4, 2026

It’s rare that a buyer walks into the first home they see and says, “This is it—cancel the rest.” Most buyers tour multiple homes and compare each one along the way.

Buyers usually decide within the first 10 seconds whether a home makes their short list. That doesn’t mean they’re ready to buy—it just means the home passed the first test.

Many buyers gravitate toward turnkey homes and are willing to pay more for something that feels fresh and move-in ready.
If your home isn’t turnkey, that’s okay. Homes that need work can still compete when they’re positioned correctly.

Buyers aren’t just comparing bedrooms and square footage. They’re comparing how each home feels:

·         The first impression at the front door

·         How light and bright the space is

·         Whether anything immediately turns them off

·         If they can picture themselves living there

So what helps a home make the cut?

Start with curb appeal. The exterior sets the tone. A fresh look—fresh paint, tidy landscaping and a welcoming entry—goes a long way.

Make the home light and bright. Open blinds, turn on lights, and add lamps where natural light is limited.

Prioritize a deep clean. This is one of the most important steps. Buyers notice details...and they always notice smell. A professionally cleaned home instantly feels fresh, cared for and more move-in ready.

Understanding how buyers compare homes allows you to prepare and position your property more strategically, whether it’s turnkey or not.
