There’s a little buzz happening on my street.
After a stretch where prices have softened a bit and some listings have had to adjust (or sit), my neighbor decided to list their home for $1,350,000 — in a market where similar homes have recently sold for less.
And as you can imagine, the opinions started flying.
Some people said it was too high.
Others said it wasn’t high enough.

It’s a classic 3-bedroom Florida home — updated interior, clean, move-in ready — and tucked into one of those great little pockets. (I may be biased, but it’s a good one.)

About 15 groups through the open house on day two.
Under contract by day three.
Buyers are still out there. They’re watching. They’re cautious. But when something hits the market that feels right — they move quickly.
The difference right now isn’t luck. It’s positioning.
Price matters.
Presentation matters.
Timing matters.
And understanding the micro-pocket you’re in matters even more.
It’s a reminder that even in a shifting market, the right house + the right price + the right presentation still creates momentum.
